为了使您更好地防范风险，根据广西北部湾矿产品交易中心有限公司（以下简称交易中心）的有关规定，特提供本风险揭示书，请详细阅读。

一、宏观经济变化的风险：由于我国宏观经济形势及产业结构的调整变化以及周边国家、地区宏观经济环境变化，都有可能影响矿产品供求关系的平衡，引起矿产品价格的剧烈波动，使交易商存在亏损的可能，交易商将不得不承担由此造成的损失。

二、政策风险：国家和政府部门颁布实施新的政策、法律法规，可能引起市场价格波动，使交易商存在亏损的可能，交易商将不得不承担由此造成的损失。

三、技术风险：由于交易撮合及行情显示是通过电子通讯技术和计算机技术来实现，这些技术存在着被网络黑客和计算机病毒攻击的可能，尽管交易中心对此已做了充分准备，采取了多项防范及补救措施，但仍然有可能发生技术性事故和风险，由此可能给交易商带来损失。

四、不可抗力因素导致的风险：诸如地震、火灾、水灾、战争等不可抗力因素可能导致交易系统的瘫痪；交易中心无法控制和不可预测的系统故障、设备故障、通讯故障、电力故障等也可能导致交易系统非正常运行甚至瘫痪，这些都会使交易商的交易无法成交或者无法全部成交，甚至出现交易数据丢失等不利情况，交易商将不得不承担由此导致的损失。

五、交易风险：

1、在交易期间，由于价格波动等原因导致原已交纳的交易保证金数额不能满足交易管理和风险控制的要求，交易中心将按规定要求交易商追加交易保证金。如果交易商未能按照规定的时间、数额要求追加交易保证金，将面临被强制转让其持有的部分或全部合同，并承担转让损失的风险。

2、交易商在交易期间，如果因自身原因导致其资产被司法机关采取财产保全或强制执行措施，或者出现丧失民事行为能力、破产、解散等情况时，交易商将面临提前结清交易的风险，可能会给交易商造成经济损失。

3、交易期间，交易中心将以约定的通讯地址和通讯方式，向交易商发送每日交易和结算清单及各种通知。发送行为完成后，即视为中心已经履行对交易商的通知义务，交易商应及时收取和查阅。交易商若未在规定的时间内对上述应发送内容和行为提出异

意，则将承担由此可能造成的经济损失和相应后果。

4、其他可能面临和承担的风险：

由于交易商密码失密、操作不当、投资决策失误等原因可能会使交易商发生的亏损；网上交易、热键操作完毕，未及时退出，他人进行恶意操作而造成的损失；委托他人代理交易，且长期不关注账户变化，致使他人恶意操作而造成的损失；所有这些损失将由交易商自行承担。

本风险揭示书的揭示事项仅为列举性质，未能详尽列明交易的所有风险和可能影响市场价格的所有因素。交易商在参与交易前，应认真阅读相关业务规则及交易条款，对相关的规则必须了解和掌握，并确定自己已经做好足够的风险评估与财务安排，避免因参与交易而遭受难以承受的损失。

甲方：广西北部湾矿产品交易中心有限公司

乙方：

依据《中华人民共和国合同法》和其他有关法律、法规的规定，甲、乙双方就乙方参与甲方主持下的商品交易并成为甲方的交易商事宜达成如下协议，供双方共同遵守。

第一条乙方自愿成为甲方的交易商，并按甲方要求办妥全部手续。乙方在签署本协议之前已仔细研读并充分理解了《广西北部湾矿产品交易中心有限公司交易管理办法》（以下简称《交易管理办法》）、《风险揭示书》及其他规则文件；甲方已就《交易管理办法》及其他规则作了全面细致的解释，乙方已知悉参与甲方交易应负的责任和可能发生的风险，乙方承诺将严格按照《交易管理办法》及其他规则的规定从事交易活动。

第二条双方一致认为，《交易管理办法》有关条款赋予甲方的权力是为确保交易履约和控制风险之必须。乙方承诺，如乙方在交易中出现《交易管理办法》规定的情形，乙方同意授权甲方根据《交易管理办法》进行处置，并自愿承担因此产生的全部风险和法律责任。接受甲方的管理和监督检查。

第三条乙方自愿采用甲方提供的电子交易平台，甲方为乙方提供电子交易系统、席位及其它有关交易、交收设施，并为乙方代收、代付有关款项。

第四条乙方按《交易管理办法》的规定向甲方申请交易席位，并自行设置、保存和修改交易密码。交易密码一经使用，即为乙方行为。席位号码、交易时间及交易密码被视为乙方某一特定《电子交易合同》的电子签名。甲方郑重提醒乙方注意交易密码的保存、保密。

第五条乙方应指定专职交易员进行交易操作，专职交易员的所有交易行为及交易结果由乙方承担。

第六条甲方有权根据实际情况对《交易管理办法》及相关规则进行修订，乙方对此予以认可，并承诺遵照修订后的有关规定执行。

如交易异常情况，为控制交易风险，甲方有权单方面按照《交易管理办法》及相关

规则，视情况采取相应风险管理措施，包括但不限于调整履约保证金的交付比例、调整涨跌幅限制、调整交易时间、限制订货量、限制交易权限等。

第七条甲方主要以数据电文形式，通过电子交易系统向乙方发送成交记录、结算数据、函件、通知、信息等，并辅助以其他书面送达方式。乙方向甲方发送函件应以书面或数据电文的形式进行，但《交易管理办法》及有关规则另有规定的依照其规定执行。

第八条乙方应严格按照《广西北部湾矿产品交易中心有限公司结算细则》和《广西北部湾矿产品交易中心有限公司交收细则》的规定，进行履约保证金、货款及有关费用的结算和货物交收。

第九条甲方对乙方的交易记录及其他资料负有保密义务，非法定有权机关或经乙方同意，不得向第三方透露，否则，甲方须承担相应责任。

第十条因地震、台风、水灾、火灾、战争及其它不可抗力因素导致的乙方损失，甲方不承担责任。

第十一条因甲方不可预测或无法控制的系统故障、设备故障、通讯故障、停电等突发事故给乙方造成的损失，甲方不承担责任。因上述事故造成交易或交易数据中断，恢复交易时以故障发生前系统最终记录的交易数据为有效数据。

第十二条第十、十一条所述事件发生后，甲方应及时采取措施防止乙方损失可能的进一步扩大，但由于乙方原因导致扩大的损失由乙方承担。

第十三条甲方向乙方提供的各种信息及资料仅作为买卖参考，乙方据此进行的买卖风险自担。

第十四条乙方作为甲方的交易商，应缴纳席位租金万元/年个，累计租用席位个，累计租金万元/年。

第十五条交易商的席位租用期限届满，席位租用期限自然续租一年，但交易商在席位租用期限届满前一个月内向交易所书面提出不再续租的除外。

第十六条乙方不继续参加交易，其席位可以转让，但是不可以退租。

第十七条因本协议引起的一切争议，由双方协商解决，如协商不成的，双方同意将争议提交中国国际经济贸易仲裁委员会广西办事处仲裁或起诉到南宁市中级人民法院。

第十八条本协议同时具备如下条件即生效：

1、甲、乙双方签字并盖章；

2、乙方缴纳席位租金。

第十九条本协议未尽事宜，双方一致同意按照《交易管理办法》及其他规则执行。《交易管理办法》、《风险揭示书》及其他规则是本协议不可分割的组成部分，具有同等法律效力。

第二十条本协议一式两份，甲乙双方各持一份。

为促进大宗商品电子交易市场发展，方便广大大宗商品交易商进行交易资金的划转，根据国家有关法律、法规，现就大宗商品电子交易事宜达成如下协议：

一、甲方的权利与义务

1、甲方保证自己具有从事大宗商品交易的资格，不存在法律、法规、规章和大宗商品交易禁止或限制的情形。

2、甲方保证其向乙方、丙方提供的所有证件、资料均合法、真实、准确、完整和有效。甲方资料发生变化时，甲方必须按照约定的要求，及时通知乙方和丙方。

3、甲方保证其资金来源合法。

4、乙方已向甲方清楚地揭示市场交易风险，甲方清楚认识并愿意承担市场交易风险。

5、甲方应在乙方开立大宗商品交易专用账户，开立大宗商品交易专用账户按照乙方有关规章和程序办理。同时按照中国银行的开户要求在丙方开立相同户名的银行结算账户和商品交易结算资金簿记台账。

6、甲方在乙方开立的大宗商品交易专用账户是专门用于大宗商品交易用途的账

户，乙方通过该账户对甲方的商品买卖交易进行前端控制，进行清算和交收等。与甲方在丙方开立的商品交易结算资金簿记台账一一对应。甲方商品交易结算资金簿记台账是指丙方为甲方开立的，簿记甲方用于商品买卖用途的交易结算资金的台账。甲方商品交易结算资金簿记台账由丙方根据乙方发送的加盖乙方银行预留印鉴的“黄河商品交易市场日报表”进行登记(适用乙丙系统联机前)，并与甲方的银行结算账户和甲方的大宗商品交易专用账户建立转账对应关系。

甲方在丙方开立的银行结算账户是专门用于银行资金往来结算的存款帐户，甲方需凭在丙方预留的印鉴和密码，通过丙方柜台或企业网上银行办理资金存取业务。甲方存入商品交易结算资金时，应先将资金存入银行结算账户，然后通过转账划入乙方在丙方的结算专用账户，丙方依据进帐通知单登记甲方交易结算资金簿记台账并通知乙方维护甲方交易专用账户。甲方入金的到账时间以乙方接到丙方入账通知为准。

甲方提取商品交易结算资金时，须先在乙方成功办理其资金的出金交易预约申请，经乙方审核后提供相应的银行支付凭证，经丙方审核无误通过转账方式将该资金转入甲方在丙方开立的银行结算账户。

7、甲方承诺以下银行结算账户：

作为甲方资金流入、流出市场的唯一账户，凡不符合以上条件的出金业务丙方有权拒绝受理，由此产生的一切后果丙方不承担任何责任。

8、甲方通过乙方柜台、网上交易等方式办理资金的划转，时间为大宗商品交易日的9：00-15：40。甲方应按照乙方相关出入金管理办法办理出入金事宜。

9、甲方向乙方发出的任何指令都是甲方真实意思的表示，对于乙方执行甲方指令所发生的一切后果由甲方承担。

10、甲方应妥善保管其交易密码，甲方可自行对交易密码进行修改，对交易密码失密所导致的一切后果由甲方自行承担。甲方大宗商品交易专用账户密码遗失，必须以书面形式向乙方申请挂失和更正，否则一切不予初始化更改，且后果由甲方自行负责。

二、乙方的权利和义务

1、乙方保证自己是依法成立、遵守“商务部监管规定”的大宗商品电子交易市场。

2、乙方负责为甲方提供柜台、网上交易等方式开展交易业务。

3、乙方须在丙方开立银行结算专用账户和一般账户。结算专用账户作为甲方交易资金转入乙方的指定账户，专门用于核算商品交易商交易资金汇入、汇出和乙方佣金收入。一般账户用于核算乙方佣金收入转入等，每月乙方由结算专用账户向一般账户集中结转佣金一次。

4、乙方应严格遵守“按划入资金的方向为甲方办理出金业务”。对乙方发起的不符合要求的转账业务，丙方有权拒绝受理，由此产生的一切后果丙方不承担任何责任。

5、乙方在每天丙方营业前及时向丙方提交加盖乙方银行预留印鉴的“黄河商品交易市场日报表”进行对账，乙方对其真实性负责。(适用乙丙系统联机前)

6、乙方负责接收甲方划转资金的指令，为甲方办理资金划转业务。

7、乙方为甲方提供大宗商品交易专用账户余额以及相关信息的查询。

8、乙方因以下原因没有正确执行甲方指令的，乙方不承担任何责任：

(1)乙方收到的指令信息不正确、不完整或无法辨认；

(2)甲方大宗商品交易专用账户存款余额不足：

(3)甲方大宗商品交易专用账户内资金被依法冻结；

(4)甲方大宗商品交易专用账户已正常销户或授权账户已撤销授权；

(5)、甲方不按照乙方有关规定的操作手续和权限办理业务；

(6)不可抗力或其他不可归因于乙方的情况。

三、丙方的权利与义务

1、丙方依据乙方提供的有效证件为其开立银行结算专用账户和一般账户。

2、丙方通过柜台或网上银行等方式为甲方资金划转提供结算平台。

3、乙方银行结算专用账户资金划转须由乙方凭预留印鉴及密码到丙方柜台办理，且符合国家的法律、法规、规章及本协议规定，对不符合上述规定，导致资金不能正常划转或资金划转出现差错，由乙方负责，丙方不承担任何责任。

4、为甲方提供商品交易结算资金簿记台账的查询服务。

5、丙方依据乙方提供的加盖乙方银行预留印鉴进行确认的“黄河商品交易市场日报表”登记甲方商品交易结算资金簿记台账和乙方佣金收入台账，并每日对账。(适用乙丙系统联机前)

6、按第一条第7款之规定为甲方办理出金业务，由于丙方未按照协议指定的出金帐号办理出金业务，导致甲、乙任何一方利益损失的，丙方应承担赔偿责任。

7、丙方因以下原因没有正确执行乙方指令的，丙方不承担任何责任：

(1)丙方收到的付款凭证要素不全、不完整或无法辨认；

(2)甲方商品交易结算资金簿记台账存款余额不足：

(3)甲方商品交易结算资金被依法冻结；

(4)甲方指定的出入金账户已正常销户；

(5)乙方提出的付款指令不符合本协议规定出金条件而拒绝划转的。

(6)不可抗力或其他不可归因于丙方的情况。

四、因发生下列不可抗力事件的，乙、丙双方均不承担责任。

1、因地震、台风、水灾、火灾、战争及其它不可抗力因素导致的甲方资金划转指令不能执行所造成的损失；

2、因乙方、丙方不可预测或无法控制的系统故障、设备故障、通讯故障、停电等突发事故，给甲方造成的损失；

3、因互联网上传输原因，交易和转帐指令出现中断、停顿、延迟、数据错误等情况以及乙方或丙方不可预测或不可控制因素而造成甲方不能正常交易和转帐。当上述事件发生后，乙方、丙方应当及时采取措施防止甲方损失可能的进一步扩大。

五、丙方分别按照与甲乙双方签订的银企对帐协议每月向甲、乙方发送结算帐户余额证对单，甲、乙方有义务配合丙方对帐工作，并及时反馈对帐结果。若出现错帐，甲、乙、丙方均有义务相互配合查找错帐原因，并做正确调整。若由此产生不当得利，有关方有权通过法律手段进行追缴。

六、本协议自三方签字(盖章)后生效。有效期为一年。

七、本协议一式三份，甲乙丙三方各执一份。

八、在执行本协议的过程中，如三方发生争议，应友好协商解决，如协商不成，可在乙方所在地法院提起诉讼。

1 顾客需求理论综述

顾客的需求是顾客参与推销活动和进行交易的原始动力。顾客有了需求才会产生满足需求的消费动机, 在消费动机的支配下, 才会产生满足消费需求的行为。满足顾客客观存在或将来会产生的需求, 是现代推销学的核心和灵魂, 也是制定推销计划和推销洽谈策略的依据, 因此, 推销员必须清楚不同顾客的不同需求和特征, 并设身处地为顾客着想, 才会让推销工作有针对性并得到顾客的认同, 有利于推销活动的成功。顾客的需求总是处于不断地满足与产生之中, 处于一种不断产生的变化之中, 研究顾客需求产生的原因, 就可以为推销活动找到契机。当人们有需求后, 就会去寻找满足需求的因素, 一旦推销人员提供的产品、服务于推销的说服等, 使顾客认识到这些就是他满足需求的条件时, 就会接受推销。因此, 准确把握住顾客的需求, 介绍符合顾客需求的产品, 就是推销取得成功的关键性因素。在二手房交易中, 但凡是客户主动联系到房产经纪人的, 都是对二手房的购买或卖出有需求, 或者说有需求的概率是非常高的。大家闲来无事, 会逛商场, 逛超市, 因此来到商场某个柜台或超市某个区域的顾客不一定有明确的需求, 对于商场、超市的销售员来说挖掘顾客的潜在需求是一项重要的任务。但是很少有人闲来无事去逛二手房市场的, 因此对于销售二手房的房产经纪人来说, 面对的顾客大都是有显在需求的。但是顾客为了以更好地价格卖出房子, 或者尽快以较低的价格寻找到满意的房子, 通常会同时和几个房产经纪人有接触, 卖房的, 一般会在多个中介机构挂出房源, 买房的也会在多个中介机构寻找房源, 因此, 对于销售二手房的房产经纪人来说如何抓住有显在需求的顾客, 不让送上门的顾客白白流失, 不让自己的努力白费就是一项至关重要的任务。

2 房产经纪人在销售过程中存在的问题

很多二手房的房产经纪人, 工作都很努力, 不分白天黑夜的寻找房源, 带客户看房, 赔尽笑脸, 说尽好话, 拿下的单子却少之又少, 甚至有些客户明明是自己先联系上, 先开始接触的, 也在自己所在中介签单了, 但单子却不是自己的, 是同事的, 这更让房产经纪人懊恼不已。付出总是希望有回报的, 当付出和回报不成正比, 且相差很大时, 就要好好找找原因了。因此仔细地分析一下房产经纪人在销售过程中存在的问题就非常有必要。笔者归纳了一下, 房产经纪人在销售过程中存在的问题主要体现在以下三方面。

2.1 不能准确把握顾客需求

有些房产经纪人会觉得很委屈, 明明是按照顾客的要求辛辛苦苦去寻觅的房源, 却每每不能成交, 他们自以为对客户的需求把握的非常准确, 实际上并非如此。有房产经纪人如是说:“我询问了顾客对房子的所在区域、装修、面积、房型、价格的具体要求, 也是按照顾客要求帮顾客去找的房子, 我也知道要准确定位顾客的需求, 不能就事论事, 顾客说什么就是什么, 要从多方面去确定顾客的需求, 该考虑的也都考虑到了, 带顾客看的房子也不少, 为什么就是不能成交呢?”房产经纪人认为自己在很努力地把握顾客的需求, 他们觉得问题肯定不是出在对顾客的需求的把握上。但实际上, 问题正是出在他们没有能够准确把握顾客的需求。从表象上看, 他们带顾客看的房子不少, 顾客却始终不满意, 不愿签订合同, 其实这就充分说明了他们对于顾客的需求的把握有问题, 他们推荐的房子不是顾客所需要的, 所以顾客迟迟不愿下单。再进一步分析, 为什么会出现这种情况呢?明明是按照顾客要求找到房源, 为什么顾客会不满意呢?究其原因就在于顾客在找房子时, 掌握的信息是不充分的, 对自己的需求不是十分明确的。以无锡为例, 比如, 一位顾客联系了房产经纪人, 说想要买曹张新村的房子, 经房产经纪人引导, 对房子也给出了一些具体的要求:装修无所谓, 面积在60-90之间, 房型2室1厅1卫就可以, 价格符合市场行情就可以。看似房产经纪人已引导这位顾客给出了明确的需求, 区域、面积、房型、价格都给出了明确的要求, 其实不然。如果房产经纪人仅仅按照顾客给出的这个要求去寻找房源, 很可能会错过合适的房源, 因为可能顾客买曹张新村的房子只是为了孩子上其服务区内的江南艺术幼儿园, 学区内的扬名小学, 但顾客却不知道, 还有其他地方也是江南艺术幼儿园的服务区, 扬名小学的学区, 房产经纪人如果仅按顾客指定的要求去寻找房源, 那就会错过这些地方的合适房源。房产经纪人也可能会做很多无用功, 因为符合顾客这个要求的房子很多, 顾客给出来的标准很宽泛。很可能房产经纪人带顾客看了很多房源, 都不能让顾客满意。顾客虽然对自己要的房子有了一定的概念, 但其实不是很明确, 或许顾客嘴上说对装修无所谓, 其实更倾向于精装修的房子, 而自己并没有意识到, 这样的话, 房产经纪人带顾客看的非精装房就都不能让顾客满意。很多时候, 顾客嘴上说得和心里想的可能不完全是一回事, 因此, 很多房产经纪人实际上都不能很准确地把握住顾客的需求。

2.2 与顾客沟通方式单一

需求是现代推销的核心, 要准确地判断出顾客的需求, 就要与顾客多沟通, 拉近与顾客的距离, 熟悉之后, 顾客更容易表达出自己的真实想法。只有顾客愿意交流, 多交流, 才可能从与顾客的交流沟通中, 逐步明晰顾客的真实需求。但是目前大多数房产经纪人与顾客的沟通方式还是比较单一, 还是仅仅停留在电话沟通上, 不敢进一步向顾客索要其他联系方式, 害怕吓退顾客, 让送上门的顾客又流失掉。这些房产经纪人也很努力, 从早忙到晚, 仔细按照顾客需求查找房源信息, 一有合适的就电话联系顾客, 但结果往往不像他们设想的那样, 顾客及时接起电话, 然后约好时间, 看房, 顾客满意, 签约。很多时候顾客都没能及时接到电话, 因为顾客毕竟还有自己的事情要做, 无法保证随时随地都能接听电话, 这时候, 房产经纪人只能选择暂时放下这位顾客, 过段时间再联系, 中间有其他事耽搁的话, 可能一放就放了一二天, 再联系上顾客时, 有可能房源已经没有了, 也可能中间有其他中介联系上这位顾客, 已签下合同了。还有一种情况, 顾客及时接到电话了, 但由于房产经纪人在电话中对房源描述不清楚, 没法把房子的优势很生动形象地展示给顾客看, 顾客提不起看房的兴趣, 婉言拒绝, 房产经纪人只得重新寻找房源。另外, 仅仅通过电话沟通, 也无法与顾客进行充分地交流, 不能快速地准确定位顾客的需求。这样的话, 房产经纪人不但抓不住顾客, 还会多做很多无用功。

2.3 促进成交技巧不足

房东有卖房的意向, 购房的客户有买房的意向, 由于一些小分歧, 最终却未能谈拢, 没有能够签下合同, 这也是很多房产经纪人经常遇到的问题。眼看着就要成交了, 有时候购房者可能已经第二次或第三次看过房子了, 最终却还是不能达成交易, 这时候房产经纪人就会觉得非常郁闷, 前面的努力也都白费了。这种情况下单子的流失是非常可惜的。还有些房产经纪人, 整天在外带顾客看房子, 很努力, 也很辛苦, 但是成交的单子却屈指可数。究其原因, 这些都是由于房产经纪人缺乏必要的成交的技巧造成的。房产经纪人的任务不仅仅是寻找房源, 带顾客看房子, 将买房者和卖房者联系起来, 更重要的是在成交阶段要努力促进交易的达成。

3 提升二手房交易成交率的建议

在二手房销售过程中具体该如何去做呢?如何解决上文提到的三个问题呢?笔者认为可以通过以下三个方面去改进二手房销售技巧, 提高二手房交易成交率。

3.1 在与顾客的接触过程中, 逐步锁定顾客需求

准确把握顾客需求的过程并不是简单引导顾客说出自己需求的过程, 引导顾客说出自己的需求是最基本的, 但很多情况下顾客说出的需求很可能并不是他们自己真正的需求。这并不是说顾客有意欺骗, 而是很多时候顾客可能自己都不十分清楚自己想要的到底是什么, 也就是自己对自己的需求都不明确。因此准确把握顾客需求是一个帮助顾客逐步明晰自己需求的过程, 需要在与顾客的接触过程中逐步地去完成。房产经纪人不能完全被顾客牵着鼻子走, 而是做好引导者, 在最短的时间内锁定顾客的需求。顾客的需求是推销的核心, 需求不锁定, 那所做的一切很可能都是无用功。因此推销的第一步就是要快速锁定顾客需求。具体该如何去做呢?主要是通过三个动作来实现:询问, 倾听, 观察。一个优秀的房产经纪人不一定是一个能说会道的人, 但一定是一个善于询问、倾听和观察的人。询问是第一步, 是最基本的步骤。因此, 引导顾客说出自己的需求还是必须的, 这也是大部分房产经纪人都会去做的。但是在询问中不仅仅是要去了解顾客想要买怎样的房子, 更要去了解顾客买房子的目的, 这样才能更好地帮助顾客去明确自己到底是想要怎样的房子。如果顾客买房子的目的, 只是给老人住, 要求生活方便, 在顾客指定的区域找不到合适的房源时, 就可以向顾客推荐其他区域的类似房源。如果顾客买房子的目的是为了孩子上学, 想买学区房, 那就要进一步了解顾客对于学校的要求, 可能顾客并不是一定要某一所小学的学区房, 只是想要比较好的公办小学的学区房, 那这样房源无形中就又扩大了。所以首先要了解顾客买房子的目的, 其次才是对房子的具体要求。在顾客回答的过程中, 要仔细倾听, 以捕捉到关键信息。只有针对顾客实际需求去推荐房子, 才容易使顾客满意。推荐一套就成交的概率还是很低的, 通常一开始经过询问后, 还是不能准确锁定顾客的需求的, 那么在前2次带顾客看房的过程中就要注意观察, 倾听, 观察顾客对房子的反应, 倾听顾客对所看房子表达的满意和不满意的地方, 然后及时归纳分析, 进一步锁定顾客对房子的需求。比如, 当顾客说对装修无所谓时, 可以有针对性的带顾客看一套精装的房子, 一套没有装修或装修陈旧的房子, 如果顾客在看房过程中, 对精装房子表现出极大的兴趣, 问的比较多, 看得很仔细, 对装修陈旧的房子, 不自觉地皱眉头, 或匆匆看了2眼就出来了。那就可以判断出顾客更倾向于精装的房子, 后面只推精装的房子即可。对于面积也是相同的处理方法, 如果顾客给出的面积范围较大, 比如60-90平方米, 那么就可以推荐几套不同面积区间的房子给顾客看, 如一套60-70平方米的, 一套70-80平方米的, 一套80-90平方米的, 在顾客看房的过程中注意观察顾客的反应, 就可以进一步缩小顾客对于房子面积的需求。一般, 三套房看下来, 就可以确切地知道顾客的实际需求了, 前提是在顾客看房过程中要多交流, 多观察。

3.2 运用多种沟通渠道, 迅速拉近与顾客的距离

现代沟通手段发展相当迅速, 房产经纪人要善于运用多种先进的沟通手段与顾客沟通, 可以大胆尝试向顾客索要其他联系方式, 比如, 微信, qq等。一个有诚意进行房产交易的顾客是不会因为房产经纪人索要联系方式而离开的。不愿意给的, 最多婉言拒绝。但对于房产经纪人来说, 若能得到顾客的多种联系方式, 却是大有益处的。现在的人, 工作很繁忙, 很多时候会不方便接听电话, 但闲下来都会拿出手机, 看看微信, 看看qq;陌生的未接电话, 不一定都会回, 但微信、qq上留下的信息是一定能看到的。通过微信、qq不仅能发送语音信息, 还能发送文字信息, 图片。对于视觉型的顾客来说, 文字, 图片对他的冲击力更强, 文字、图片信息更容易理解接受。房产经纪人通过qq、微信和顾客联系的话, 就能抓住不同类型的顾客。同时, 通过微信、qq发送的图片能更直观、形象地显示出房子的特征, 以弥补电话中语言描述的不足。房产经纪人寻找到合适房源后, 可以先通过微信、qq等将房源的图片发送给顾客, 并辅以文字描述, 再电话联系顾客。当顾客有事不方便接听电话时, 也可以在第一时间, 直观地了解到房源信息, 如果顾客满意, 会主动与房产经纪人联系的, 从而不会错过任何房源信息, 当顾客不满意时, 就不用带顾客去现场看房子了, 可以通过这样的方式排除掉一些不合适的房源, 少做无用功。另外, 通过微信、qq可以随时随地和顾客进行沟通交流, 增加与顾客交流的机会, 从而尽快地与顾客熟悉起来, 拉近与顾客的距离。

3.3 积极推荐合适房源, 努力促成交易达成

房产经纪人锁定了顾客的需求之后, 就要努力寻找合适房源, 有针对性地向顾客进行推荐。如果看房后买方和卖方能达成一致意见, 这是最好的, 但大多数情况下不是这么顺利的, 当买方和卖方出现分歧时, 就需要房产经纪人从中周旋, 努力缩小分歧, 促使交易达成。促进成交也是需要技巧的, 不是简单地在买方和卖方之间传话。首先, 房产经纪人要善于捕捉成交信号, 及时提出成交请求。当顾客对房子表现出极大兴趣, 看得比较仔细, 问得比较详细, 频频征询同伴意见时, 就意味着顾客有较大的购买意向, 这些就是顾客流露出的成交信号。在这些情况下, 房产经纪人就可以尝试着提出成交的请求。其次, 房产经纪人要多强调顾客对房子满意的地方, 以加强顾客对房子的购买信心。比如, 房子离学校很近, 当购房者流露出对这一点比较满意时, 后期房产经纪人就可以在这方面加以强调, 可以说:你看, 学校就在旁边, 以后接送孩子多方便啊, 天热天冷都不怕, 2分钟就到了。第三, 房产经纪人要从顾客不买房子可能产生的后悔心里入手, 减少顾客的犹豫感。也就是要把坏处说透。比如, 当顾客看中一套学校旁精装的房子, 对于价格还有些不满, 在犹豫时, 可以这样说:“这里的学区房是有的, 但是既靠近学校, 又装修精美的真的不多, 你现在不买, 可能就很难买到这么两全其美的房子了。”最后, 当双方分歧较小时, 房产经纪人要努力促使双方坐下来面谈, 做好双方的说服工作, 使一方让步, 或二方各让一步, 从而促使交易的达成。不要仅通过电话沟通, 不要想着就在电话里就让双方达成一致意见, 然后见面坐下来签合同。只要双方同意面谈, 双方使交易达成的意愿就都进了一步, 面谈时由于面对面, 要比电话里更容易妥协一些, 房产经纪人再从中周旋一下, 交易就更容易达成。

以上对于二手房成交技巧的分析, 对于其他商品的销售也是有借鉴意义的。顾客的需求是现代推销的核心, 无论销售什么产品, 都要在与顾客的接触过程中, 逐步锁定顾客需求, 顾客的需求越明确、越清晰, 销售中的针对性就越强, 推销的无用功就越少, 效果才会越好。运用多种沟通渠道, 迅速拉近与顾客的距离, 才能够更好更方便更充分地与顾客进行交流, 从而更快捷更准确地定位顾客的需求。最后, 在成交阶段, 要踢好临门一脚, 运用多种技巧, 努力促进交易达成。

摘要：顾客的需求是顾客参与推销活动和进行交易的原始动力。满足顾客客观存在或将来会产生的需求, 是现代推销学的核心和灵魂。在二手房交易中普遍存在着不能准确把握顾客需求、与顾客沟通方式单一、促进成交技巧不足等问题;通过在与顾客的接触过程中, 逐步锁定顾客需求, 运用多种沟通渠道, 迅速拉近与顾客的距离, 积极推荐合适房源, 努力促成交易达成可以提升成交率。二手房交易的成交技巧对于其他产品的销售也有着较大的借鉴意义。

篇4：短庄借大宗交易入市套利手法

由于通过大宗交易平台交易的买卖双方相互认识，所以相当多大宗交易买卖都在同一证券营业部内进行。近年来，大宗交易平台成交活跃，一些大机构和“大小非”无需通过二级市场买卖就轻松的进出，此制度的诞生同时也为一些庄家创造出一套“短平快”新型做庄套利模式。一些较有实力的私募专门去找一些上市公司持股已流通，想卖出变现的“小非”合作。双方通过协商买卖，“小非”一般以市场价为基准，以一定的折价一次性变现筹码。因为有了“小非”的折价接手，私募接盘后即时就产生账面利润。部分私募即在下一交易日卖出，这是一种“短平快”的套利模式。当然，也有部分机构在拿到筹码后运作相当一段时间才会脱手。

近日和而泰（002402）就出现过多次大宗交易，盘面上也出现了接盘私募在大宗交易后一交易日即快速卖出和拉高出货的明显操作。下面通过研究和而泰近日的大宗交易和盘口情况揭示机构的操作情况。

在深交所公布的数据中，和而泰6月22日出现两笔大宗交易。一笔交易以15.33元成交90万股；另一笔以14.34元成交了150万股。当天和而泰收盘价为16.14元，上涨1.32%。接盘两机构当天账面利润分别达到5%和11%。

从6月23日盘后龙虎榜来看，齐鲁证券广州华穗路营业部卖出2276万元，如果该机构把昨天大宗交易拿到的150万股全部卖掉，那么出货均价为15.17元；国信证券深圳振华路营业部卖出1457万元，出货均价为16.18元。数据显示，齐鲁证券营业部的机构凭借其低成本，开盘就砸盘出货，而国信证券营业部的机构成本稍高，在大盘下午强势拉升刺激股价由下跌回升后方才卖出。如果不是大盘当天表现强势，国信证券营业部的机构就有可能因为齐鲁证券营业部的机构砸盘而被套牢其中。这是机构与机构之间的利益之争，从这里也可以看出成本的不同导致不同机构之间的优劣势之分，而成本越低的优势越明显。

?intellectual property and confidentiality(知识产权和保密)all copyright, trademark, trade secret and other intellectual property rights in the snc ?internet trading platform(“snc ?pro”), an online trading system, shall remain at all times the sole, exclusive and absolute property of snc ?and customer shall have no right or interest in the snc ?pro except for the right to access and use the fip as specified herein.customer acknowledges that the snc ?pro is confidential and proprietary to snc ?and has been developed through the expenditure of substantial skill, time, effort and money of snc.the customer agrees and warrants that customer will protect the confidentiality of snc ??at all times by allowing access to the snc ?pro only by its employees and agents on a need to access basis.customer will not publish, distribute, or otherwise make any information available to third parties derived from or relating to the snc ?internet trading platform.customer will not copy, modify, de-compile, reverse engineer, and make derivative works of the snc ?internet trading platform or in the manner in which it operates.any violation of the above shall be subject to prosecution under the applicable state and federal laws.所有在snc 网上外汇交易平台(“snc ?pro”)，网上交易系统的版权、商标、商业秘密和其它知识产权，应一直由snc 对财产统一管理。客户除有权查阅和使用规定具体提到的外，在snc ?pro没有权利或利益。客户承认，snc 通过付出大量技能、时间、精力和金钱，使fip为保密和专利的。客户同意并保证，客户要在雇员和代理人因需要对其允许进入snc ?pro的时候，保护snc 的保密性。顾客不公布或以任何其他资料让第三方获得或涉及、snc 网上外汇交易平台。顾客不得利用复制、修改、反向编译、逆向工程，产出盗版snc，或以其运作方式的网上交易平台。违反上述任何规定，可根据州和联邦适用的法律被检控。

disclosure and financial information(披露财务资料)the customer represents and warrants that the financial information disclosed to snc ?in this document and any and all documents provided by customer in connection with the customer’s account are an accurate representation of the customer’s current financial condition, trading experience and the level of investment sophistication.the customer additionally represents to snc ?that the information provided by the customer in connection with this agreement is full, complete and accurate and snc ?is entitled to rely on this information until snc ?receives written notice from the customer of any change in such information.the customer represents and warrants that the customer has very carefully considered the portion of the customer’s assets which the customer deems to be risk capital;the customer recognizes that risk capital is the amount of money the customer is willing to put at risk and if lost would not, in any way, change the customer’s life style or otherwise materially effect customer.客户代表及保证，由客户就其帐户的准确财政现状、交易记录和投资行为，向snc 在这份文件和任何所有文件披露财务信息。除此之外，客户需向snc 表示，其提供与本协议有关的信息为充分、完整和准确的，snc 有权收到客户一书面通知其信息的改变。客户代表并保证，已对其资本风险作详细考虑，不因其投资损失而致使其在生活模式上或物质上改变。
